1. Agreement to Terms

Welcome to the exclusive reserve auction for the Villa Flor de Cabrera. These Terms and Conditions constitute a legally binding agreement governing your participation in this auction. By submitting a bid, you acknowledge that you have read, understood, and agree to be bound by these terms.​

2. The Property

The property being auctioned is the magnificent Villa Flor de Cabrera, a 10-bedroom, 15-bathroom oceanfront estate within the exclusive Orchid Bay community in the Dominican Republic. The property is sold “AS IS, WHERE IS,” and all bidders are responsible for conducting their own due diligence. All provided information is for informational purposes only, and its accuracy is not guaranteed.​

3. Bidding Process

  • Starting Bid: The auction begins with a starting bid of $3,900,000 USD.​

  • Bid Deposit: A refundable deposit of $10,000 USD is required with each bid, to be held by Luxury Residence Management. This deposit will be applied to the purchase price for the winning bidder and returned to all other bidders within 15 days of the auction’s close.​

  • Due Diligence: Upon submission of a qualified bid, bidders are granted a 30-day due diligence period for inspections and legal reviews. After this period, the deposit becomes non-refundable for the highest bidder.​

  • Seller’s Rights: The seller reserves the right to accept, reject, or counter any bid at any time. The property will not be sold unless the reserve price is met or exceeded. The seller also reserves the right to cancel the auction at any time before an offer is accepted.​

4. Closing and Legal Process

  • Legal Representation: The closing and all related legal work will be exclusively handled by Guzmán Ariza, a top-tier law firm in the Dominican Republic with extensive experience in real estate law. Their involvement ensures a secure and professional transaction.​

  • Governing Law: This auction and any resulting sale are subject to the laws and legal procedures of the Dominican Republic.

5. Broker Commission

A 3% commission will be paid to any licensed real estate broker representing the buyer. If the buyer is not represented by a broker, this 3% will be deducted from the final bid price.​

6. Limitation of Liability

We are not liable for any damages or losses related to your use of this site or participation in the auction. The website and services are provided on an “as is” and “as available” basis.
